Search for Lake Okoboji cabins and you get resorts, vacation rentals and hotels handed back in one undifferentiated list. Start a level up instead. Decide which of those three you want, because they give you completely different weeks: a rental is a house with nothing to do in it, a hotel is a bed with no kitchen, and a resort is both plus staff and boats. At Fillenwarth Beach the boats cost nothing extra. Only then does the room matter, and by that point it is arithmetic. How many people, how close to the water, how much money. We have 38 unit types across four properties on half a mile of shoreline in Smith’s Bay, sleeping 2 to 18.

Resort, vacation rental or hotel?
Most families reach this with two tabs open, one on a lakefront rental and one on a resort, and no fair way to compare them. They are not comparable on nightly rate alone.
A vacation rental gives you the most square footage per dollar and the most privacy. That is a real advantage and we will not pretend otherwise. What it does not give you is anything to do. No boats, no pool, no staff, and nobody to call at nine on a Sunday night when the water heater quits. If your family is content to make its own entertainment for seven days, a rental is sensible. If you are bringing children who will ask what is happening today, it is a long week.
A hotel is predictable and looks cheaper. It also has no kitchen, which for a family of six means eating out twenty-one times, almost none of them on the water. Do that arithmetic before deciding the hotel is the budget option.
A resort sits between the two. You get the kitchen and the deck of a rental and the staff of a hotel that actually tried. What separates one resort from another is whether the activities are included or rented to you, and that is the number people forget to put in the comparison. Price a boat rental, a ski lesson and a day of pool access separately for a family of five, then look again at the nightly rates. What people mean by Lake Okoboji cabins, and what we call them
Ask for a cabin in Okoboji and you will get one. Ask us and you will get a slight pause, because in 108 years nobody here has called anything a cabin. They are cottages, studios, apartments, chateaus, cabanas, chalets and penthouses. Those names describe what the buildings are, rather than what the word conjures.
Which for your purposes is a distinction without much difference. If what you picture is a small building near water with a kitchen in it, that is a cottage here and we have plenty. If what you picture is a log lodge in a pine forest, that is a different part of the country.
So translate freely when you read the unit pages.
What the unit names actually mean
- Cottage. Freestanding, or half a duplex. One to four bedrooms, its own deck and grill. Most sit at Cottage Colony, a few on the water at North and South Beach.
- Studio. Everything in one room: beds, kitchen, dining table. The South Beach studios are waterfront, have two queen beds and a sofa sleeper and are equipped for six, which surprises people who assume studio means cramped.
- Apartment. Inside a larger building, usually sharing a patio or walkway. The Main Beach lakefront apartments open straight onto the boardwalk.
- Chateau. A Main Beach suite with a separate lakeside bedroom, a dishwasher and a private deck, equipped for six. What people mean when they want lakefront with a bedroom door that closes. Plans are on the lakefront chateaus page.
- Cabana. A ground-floor unit beneath a larger one at North Beach, with twelve-foot sliding doors onto the patio and the dock. Small, cheap, and about as close to the water as it is possible to sleep.
- Chalet and penthouse. The upstairs units, four bedrooms at North Beach and up to three at South Beach, for parties of ten to fourteen. Stairway access only, which matters to some groups.
Every one of them, without exception, has a kitchen or kitchenette, air conditioning, linens, a deck or patio with outdoor dining and a gas grill. Bring a beach towel. It is the only thing we do not supply.
Which of the four properties should you be looking at?
This is the decision that shapes your week. It gets less attention than the unit type, and it should get more.
Main Beach is the centre of things. The office, the indoor pool and the Main Beach Dock, the largest on the lake, are all here, and every boat ride and ski slot leaves from it. Be clear-eyed about the beach itself: 20 feet of man-made sand beside a protected swimming area, fine for small children and not a place to spread out. West Lake was cut by a glacier and has very few natural beaches, which is why ours is man-made and why South Beach is the exception. What Main Beach gives you instead is proximity: two blocks to the amusement park, one to the Central Emporium.
North Beach sits two blocks further up and is quieter, with three docks including a private one at Cottage 150. The shoreline here is rockier, again because of the glacier. Units 154, 155, 156 and 143 to 148 are across the road with lake access and a limited view rather than frontage. The city beach is two blocks away.
South Beach is all lakefront, has the tennis court with pickleball lines, and adjoins one of the best natural sand beaches on the lake. If somebody in your party intends to sit on real sand all afternoon, book here. Cottage 160 at the north end has a fenced lakeside yard, its own dock and room for eighteen.
Cottage Colony is across the road from Main Beach, so none of it is lakefront. In exchange you get the outdoor pool, the playground, the sand volleyball court, the picnic area and more room per dollar than anywhere else we own. For families with young children it is often the right answer even when it is not the one they walked in asking for.
If you are not lakefront, what do you miss?
Almost nothing, and it is worth saying plainly because it changes what people book. Every guest has the same access to the Main Beach Dock and everything that leaves from it, whichever unit they are in. Book a cottage across the road at Cottage Colony and you sign up for the same cruise, the same ski slot and the same swim as the guest in a lakefront chateau. All three lakefront properties keep their docks open to every guest.
What a lakefront unit actually buys you is the view from your own deck and a shorter walk. Both are worth something. Neither is worth stretching past what your family will be comfortable in, since you will spend the daylight down at the water regardless.
Who is in your party?
Read the “equipped for” number carefully. It counts two per bed and two per sofa sleeper, so it is a capacity rather than a suggestion. Several of our own descriptions add “comfortable for fewer,” and we mean it. A rule that has held up for decades: take the number, subtract two, and that is the party that will have a pleasant week in it.
With small children. Cribs and Pack ‘n Plays come at no extra charge on request, and instead of rollaway beds we use high-density foam flip-outs, also free. Babysitting can usually be arranged with about a week’s notice and is paid directly to the sitter.
With a dog. Well-behaved pets are welcome, with three conditions that are not negotiable: tell us at check-in, crate the dog when it is left alone, and understand that under Iowa law you are liable for what your pet does. We have pet linens for the sofas. There is more in the pet policy post.
With mobility or hearing needs. Mobility features are in units 412, 413, 414, 160 and 143, and 143 has a roll-in shower. Communication features are in 208, 153, 143, 110, 160, 412, 413, 414 and 416. The entrance has a push-button door, a ramp and an accessible check-in desk, and there is accessible parking at the Lakeview ramp, which reaches the Boardwalk level rooms, the Terrace Room and the tram down to the docks. Portable aids including grab bars, a shower seat, a narrow wheelchair, bed shakers and TTY can be requested. The accessibility page has the full list, and it is worth a call so we put you in the right unit rather than the nearest one.
With a boat. Tie up at a dock or buoy at no charge, first come first served, with trailer parking at Cottage Colony and South Beach. Space is limited and there is no shuttle to the buoys, so you will swim or take a paddle boat. When weather is coming, pull the boat before it arrives rather than after.
What is included, and how much of it can you actually do?
Included does not mean unlimited, and resorts are usually vague about this. Each guest may sign up for one Sun Runner cruise, one Million Dollar Home Cruise, one History Cruise and one ski slot per day, availability permitting. Most rides run about 45 minutes. Skiing works differently: three people ski every half hour, so slots go early. The canoes, rowboats and paddle boats need no sign-up at all and can go out as often as you like, which over a week is what families use most.
The cruise is the one people remember. Adults call it the cocktail cruise. The children on board call it the cheese and cracker boat, which tells you most of what you need to know about who it is for.
Both pools are heated. The indoor one is Old Faithful, the first cottage A.T. Fillenwarth built here in 1918 and one of only two buildings left standing after the 1968 tornado came through the main beach. It has been a swimming pool far longer than it was ever a cottage. The Seawalk in front of it faces west into the sunset.
Cruises, sailing and skiing all depend on weather and staffing. Nobody can promise you a cruise on a given Tuesday.
How do the rates work?
Everything is quoted as a weekly rate and shorter stays are prorated from it, so each additional night costs less than the one before. There are three rate seasons and ten price points across the 38 unit types, which is why no single number appears anywhere on this site. The 2026 brochure lists every unit and every rate.
For the 2026 season, rates are discounted 25% from June 7 to June 29 and from August 9 to August 16, and 50% before June 7 and from August 16 through closing on September 19.
Three things catch people out. Tax is 12% on top, 7% lodging and 5% sales. Credit and debit cards are not accepted, which is not an oversight and is not changing. And the deposit is the greater of 20% of the weekly rate or one night. That last one exists because there is no overbooking here: if a unit is being held for you, somebody else has already been turned away for it.
Cancellation notice is 30 days for a unit equipped for six or fewer. Larger units and group bookings of four or more units need longer notice, so ask for the current window when you call rather than assuming.
What we would talk you out of
A resort that tells you which rooms are small is a resort you can believe about the rest of it.
So: the Small Lakefront Apartments, units 124 to 129, are very small. One queen bed, a half-size refrigerator, no sofa. They sit on the water and they are the cheapest lakefront we have, which for a couple who intend to be outdoors from breakfast to dark makes them a bargain. For a family of four they would be a miserable week.
Cottages 401, 406 and 407 are small and rustic and have no dishwasher. The Treetop Apartments are up a steep stairway and are not suitable for children under eight. Of the three, 428 is noticeably smaller than 426 and 427. Cottage 409 does genuinely sleep fourteen, though privacy in it is limited and anybody who needs a door to close should be somewhere else.
None of that is here to put you off. It is here so nobody arrives surprised.

Are there cabins on West Lake Okoboji?
Yes, though most places on this lake call them cottages. At Fillenwarth Beach you will find cottages, studios, apartments, chateaus and cabanas, which cover the same ground as what most people mean by a cabin: a small building near the water with a kitchen in it. If you want a log lodge in the woods, that is a different part of the country.
Is a resort or a vacation rental better value in Okoboji?
It depends what you are counting. A rental usually wins on square footage per dollar. A resort wins once you price the boat rental, the ski lesson and the pool access separately, and here those are included rather than discounted. Work out what your family will realistically do for seven days and the comparison tends to settle itself.
Are all the units at Fillenwarth Beach on the lake?
No. All of South Beach is lakefront, most of Main Beach and North Beach are, and Cottage Colony is across the road. North Beach units 154, 155, 156 and 143 to 148 are also across the road with lake access and a limited view. Every unit page says which it is, and every guest gets the same dock access either way.
How far ahead should you book, and do you have to take a full week?
You can book by the week, the weekend or a single night. For a peak summer week in a particular unit, a year ahead is not unusual, and many guests book next summer before they leave this one. Weekends between June 1 and September 7 carry a premium and have to fit between weekly bookings, so a short stay in high summer is the one thing we frequently cannot do.
